Deck Permit Requirements in Arlington, TX
Based on City of Arlington published sources. Confirm with Planning & Development Services before you build.
Do you need a permit?
It depends on height. For one- and two-family homes, Arlington does not require a permit for an uncovered deck that is 30 inches or less above grade at every point. Higher decks, and any covered deck, need a permit.
What to know
- Even exempt decks over 12 inches above the average adjoining ground cannot intrude into building setbacks or zero-lot-line maintenance easements.
- A deck must not redirect surface water onto neighboring property or block use of a maintenance easement.
- Electrical work on the deck (lighting, outlets, hot tub circuits) needs its own permit.
Typical documents
- Site plan showing the deck, property lines, setbacks and easements
- Construction drawings showing size, framing, footings, guards and attachment to the house
Who can apply & how
- Permits are handled by Arlington's Planning & Development Services department; permitting information and online applications are at arlingtonpermits.com.
- Arlington does not allow structures to be placed within any required setbacks — check the city's online zoning map for your property.
- The city recommends hiring a licensed professional for any electrical or plumbing work.
Practical tips
- Guards are generally required where the deck surface is more than 30 inches above grade.
- Check HOA deed restrictions before you design.
