Shed Permit Requirements in Dallas, TX

Do you need a permit?
Not always. For single-family and duplex homes, Dallas does not require a permit for one-story detached accessory structures under 200 square feet with no utilities. Larger sheds, or any shed with electricity or plumbing, need a permit.
What to know
- The exemption does not apply in certain historic, conservation or planned development districts.
- Exempt sheds must still meet zoning setbacks and accessory-structure rules.
- Adding electricity, plumbing or gas requires separate trade permits.

Who can apply & how
- Permit applications are submitted online through the city's DallasNow portal, where you also pay fees, upload documents and schedule inspections.
- Plumbing and mechanical (HVAC) work on a home must be done by a state-licensed contractor.
- Historic districts, conservation districts and planned development (PD) districts can have extra requirements — even for work that is otherwise exempt.
Practical tips
- Keep sheds out of utility easements.
- HOAs often limit shed size, height and placement.
