Do you need a permit?

For larger, raised decks, yes. Alvarado's fee schedule lists permits for decks that exceed 200 square feet and are 30 inches above grade at any point. Smaller or lower decks aren't on that list, but confirm with Building Safety before you build.

What to know

  • Deck permit fee: $0.30 per square foot (minimum $75) plus a $100 plan review fee.
  • Residential accessory structures must be at least 5 feet from any property line and 6 feet from any other structure.
  • Structures may not encroach into utility or drainage easements.

Who can apply & how

  • Permits are issued by the City of Alvarado Community Development Department – Building Safety, 104 W. College St.
  • The homeowner, a contractor or an authorized agent can apply. All sub-contractors must be registered to work in Alvarado.
  • Plans must meet the 2021 International Residential Code, the 2020 National Electrical Code and the zoning ordinance. The approved permit must be posted at the job site before work starts.
