Do you need a permit?
Yes for attached covers. Waco treats a covered porch or attached awning as a Residential Addition requiring a permit (unless the awning needs no extra support and projects 54 inches or less from the wall). A freestanding structure like a gazebo is an accessory structure and needs a permit if it is over 200 square feet.
What to know
- Additions, including attached carports and patio covers, have the same setback requirements as a house.
- Detached carports always require a Residential Accessory Structure permit.
- Lights or fans under the cover need an electrical permit.

- Floor/framing plan and foundation details showing how posts are anchored
- Engineer-sealed drawings for accessory structures 500 sq ft or larger
Who can apply & how
- Residential permits are issued by the City of Waco Inspection Services division, and plans are submitted as one combined PDF through the city's Citizen Self Service portal.
- Electrical, plumbing and HVAC subcontractors must be licensed and pull their own permits.
