Shed Permit Requirements in Waco, TX

Do you need a permit?
Only for larger sheds. In Waco, accessory structures under 200 square feet do not require a permit. Sheds over 200 square feet require a Residential Accessory Structure permit.
What to know
- Accessory structures include storage sheds, greenhouses, gazebos, garages, workshops and storm shelters.
- Setback and other zoning rules are in Divisions 2 and 3 of Article V, Chapter 28 of the City Code.
- Prefabricated buildings require tie-downs per an approved method; structures 500 sq ft or larger need engineer-sealed drawings.
- Adding electricity or plumbing requires separate trade permits.

- Floor plan with construction type (or manufacturer spec sheet if prefabricated)
- Foundation plan showing how the shed is anchored
Who can apply & how
- Residential permits are issued by the City of Waco Inspection Services division, and plans are submitted as one combined PDF through the city's Citizen Self Service portal.
- Electrical, plumbing and HVAC subcontractors must be licensed and pull their own permits.
- Building code requirements follow the currently adopted International Residential Code and Chapter 6 of Waco's Code of Ordinances; zoning rules are in Chapter 28.

- Even small exempt sheds must meet setback rules.
