Patio Cover Permit Requirements in Austin, TX

Do you need a permit?
Usually yes. A patio cover attached to the house is an addition and needs a building permit. A freestanding cover may be exempt only if it is one story, 200 square feet or less, no more than 15 feet tall, contains no plumbing, and is not in a flood hazard area.
What to know
- Additions to a single-family home or duplex are submitted through the city's residential new construction/addition permit service.
- Covered areas can count toward building coverage and impervious cover limits on your lot.
- Lights, fans or outlets under the cover require an electrical permit.

Who can apply & how
- Residential permits are reviewed by Austin Development Services for compliance with the Land Development Code (Chapter 25-2), the 2024 International Residential Code, and local amendments (Chapter 25-12).
- Applications are submitted online through the city's Residential Plan Review service pages; the city's “Do I Need A Permit?” tool can help you check your project.
- Exempt work must still comply with building codes, city codes and other ordinances. Nearly every exemption is lost if the property is in a flood hazard area.
