Shed Permit Requirements in Austin, TX

Do you need a permit?
Not for small sheds. Austin exempts a one-story detached accessory structure of 200 square feet or less, no more than 15 feet tall, that does not create a dwelling, has no plumbing, and is not in a flood hazard area. Larger sheds, or any shed with plumbing, need a permit.
What to know
- Sheds that need a permit are submitted through the city's residential new construction/addition service.
- Exempt sheds must still meet zoning setbacks and impervious cover limits.
- Adding electricity requires an electrical permit.

Who can apply & how
- Residential permits are reviewed by Austin Development Services for compliance with the Land Development Code (Chapter 25-2), the 2024 International Residential Code, and local amendments (Chapter 25-12).
- Applications are submitted online through the city's Residential Plan Review service pages; the city's “Do I Need A Permit?” tool can help you check your project.
- Exempt work must still comply with building codes, city codes and other ordinances. Nearly every exemption is lost if the property is in a flood hazard area.

- Keep sheds out of utility easements.
- HOAs often limit shed size and placement.
